Is your apartment locating service free?
Yes, 100% free. We don't charge renters anything. The apartment community pays our referral fee when you sign a lease. We advocate for you through the entire process and your rent is the same either way. That fee comes out of the property's marketing budget and doesn't affect your rent or deposit.

No. Final approval decisions are made by each apartment community. Our job is to match you with properties where your specific file has a real shot at approval so you don't waste non-refundable application fees.

Bad credit

What credit score do I need to rent an apartment?
There's no single number. Some DFW communities draw a hard line at 580 or 600, but we've placed renters in the 500s by matching them to properties that weigh current gross monthly income over the score.
Can I get approved with collections?
Yes. Charge offs and active collections don't automatically disqualify you at communities that run hybrid screening criteria. We target properties where current income and recent rental history offset older debts.
Do apartments look at my entire credit report?
Most do. Property managers review payment history, collections, bankruptcies, and current debt load alongside the score. That actually works in your favor when the score is low but the rest of the file shows stability.
Can I rent with no credit history?
Yes. First time renters and people rebuilding credit can get approved at DFW communities that accept income based criteria or allow a parental co-signer.

Evictions and broken leases

Can I rent after breaking a lease?
Yes. We place renters with broken leases every week. The key factors are how old the lease break is, whether the balance is settled or unpaid, and your current income.
Can I get an apartment with an eviction?
In many cases, yes. We work with DFW communities that approve renters with evictions on their record, especially older cases, dismissed filings, and situations where the balance has been settled.
How long does a broken lease stay on my rental history?
Broken leases can show up on tenant screening reports for 7 to 10 years through services like RealPage and RentGrow. The practical impact fades over time, and many DFW communities reduce the weight after 3 to 5 years.
Will paid evictions help my chances?
Quite a bit. A settlement letter or paid in full record expands your community list. That said, some communities approve even with an unpaid balance when current income is strong enough.
Can I rent if I owe a previous apartment?

Background screening

Can I rent an apartment with a felony?

Income and documentation

Do apartments verify income?
Yes. Most DFW communities require proof of gross monthly income at 2.5x to 3x the monthly rent. Pay stubs, bank statements, offer letters, and tax returns all count. If you're self employed or earn non-W2 income, we match you to communities that accept alternative documentation.
What income do I need to qualify?
Most communities require gross monthly income of 2.5x to 3x the monthly rent. At $1,500/month rent, that's $3,750 to $4,500/month gross income. Some second chance communities accept 2x with a higher deposit.
What documents will I need?
Most communities require government issued ID, your two most recent pay stubs, employment verification, and sometimes bank statements. Having everything ready speeds up approval.

Guarantors and cosigners

What is the difference between a co-signer and a guarantor?
A co-signer is someone you know personally who agrees to take financial responsibility. A guarantor service is a paid platform like TheGuarantors or Jetty that guarantees rent to the landlord for a fee.
How much do guarantor services cost?
Paid platforms typically charge about one month of rent depending on your risk profile. The fee is usually a one time payment at move-in.
Will a co-signer help with bad credit?
At communities that accept them, a qualified co-signer with strong credit and income can turn a conditional denial into an approval.

Pets

Do second chance apartments accept pets?
Many do. Pet policies are separate from credit or background screening. We check both the screening criteria and the pet policy before adding a community to your list.
What breeds are restricted?
Most DFW communities restrict pit bulls, rottweilers, German shepherds, Dobermans, and chow chows. Some property managers waive restrictions on a case by case basis with a pet resume and meet and greet.
Are ESAs and service animals treated differently?
Yes. Under federal fair housing rules, ESAs and service animals are typically exempt from breed restrictions, weight limits, pet deposits, and pet rent. Communities can require valid documentation.
