The most common denial

It is not the eviction or the record. It is income under the community threshold, or a risk fee that does not get paid in time when a third party is handling the approval. Both are fixable if you know about them early.

We cannot make a community change its criteria

If a property has a hard rule against evictions inside five years, that rule holds. What we can do is know which properties have that rule before you pay to find out.

We cannot remove anything from your record

Credit repair, eviction sealing, expunction — none of that is us. We work with the file as it stands today.

We cannot help with some situations at all

Registry-restricted offenses, short-term leases, furnished rentals, and private-owner MLS properties are outside what we do. We will tell you on the first call rather than three weeks in.

We cannot beat the income math

If a community runs 3x and your income is under it, a good referral does not fix that. Sometimes the honest answer is a lower rent or a co-signer, and we will say so.

Every property sets its own screening criteria so what gets denied at one community can get approved down the street. We track which communities approve which situations.
Is your apartment locating service free?
Yes, 100% free. We don't charge renters anything. The apartment community pays our referral fee when you sign a lease. We advocate for you through the entire process and your rent is the same either way. That fee comes out of the property's marketing budget and doesn't affect your rent or deposit.
Can you help me find an apartment with bad credit?

In many cases, yes. How old the eviction is, whether the balance is paid, and your current income all factor into the decision. We research each community's lookback period and approval criteria before sending you to apply.

Can you help if I have unpaid rental debt?
Yes. We work with DFW communities that approve renters with outstanding landlord balances, especially when current income is strong. A settlement letter helps, but it isn't always required at hybrid approval communities. We research the policy before you apply.
Are you a licensed Texas apartment locator?

Do apartment communities still check credit?
Yes. Most DFW communities run your file through RealPage or RentGrow, which pulls credit, rental history, income, and background. The difference is how they weigh the results. Some automatically reject below 600, others approve in the 500s with income offsets. We match you to the right screening criteria.
Do apartments verify income?
Yes, and the multiple depends on the property class. Older Class C garden style communities often run 2x, mid tier Class B around 2.5x, and newer Class A 3x. On a $1,000 unit at 2x that is $2,000 a month. On a $1,500 unit at 3x it is $4,500. Pay stubs, bank statements, offer letters, and tax returns all count. If you're self employed or earn non-W2 income, we match you to communities that accept alternative documentation.
How do I get started?
Fill out the apartment search form. It asks for your situation, your budget, and where you want to live, which is everything we need to start. We'll send back a researched list of communities where your file has a real shot at approval, typically within 24 to 48 hours on weekdays.
Are second chance apartments legit, or is it just a marketing term?
It describes how a property screens, not a category of building. A second chance community is one that is generally more flexible about credit, rental history, or a background record. The apartment itself is the same apartment. What differs is who reads the file and what they are willing to work with.
Why does one community say yes when the one down the street says no?
Different owners, different management companies. The management company sets a standard screening process, but the owner can and often does tell them which situations they are willing to work with on top of that. Two buildings on the same road can run completely different rules for exactly that reason.
Is a free apartment locator really free, or is there a catch?
It is free to you. We are paid by the apartment community out of their advertising budget for referring you. Communities need renters and renters need somebody who already knows which communities fit their rental profile. That is the whole arrangement. You never pay us anything.
Does a second chance apartment cost more than a regular one?
The rent does not change. A renter with a clean file and a renter with an eviction pay the same monthly rent at the same community. What can change is what you pay to get in. A risk fee or a double deposit is common on a conditional approval, and those are one-time costs at move-in, not something that follows you every month.
How is your list different from Zillow?
Zillow is a listing hub. It tells you what is available. It does not tell you who will approve you. We are licensed agents who work with renters and management companies across Dallas every day, so we know which communities work with which situations, where the concessions are, and where the rents are actually lowest. We also book your tours, advocate for you with the leasing office, and can get your utilities connected so the place is live on day one. A homebuyer would not shop without a buyer's agent. Same logic here, and it costs you nothing either way.
What is the catch with the $50?
There is not one. Lease through us, name us as your referral source at the property, send us the proof, and we send you $50. That is the entire mechanic.
Is there anything you will not help with?
Yes, and we would rather say so up front than waste your week. We do not work with registry-restricted offenses. We do not do short-term leases or furnished rentals. And at this point we do not work with private-owner MLS properties, because those generally screen harder than the communities we deal with, not easier.
