The income floor
Below roughly $2,500 a month in documented gross income there is very little we can do, whatever else is on the file. We would rather say that now than after you have spent a week with us.
The most common denial
It is not the eviction or the record. It is income under the community threshold, or a risk fee that does not get paid in time when a third party is handling the approval. Both are fixable if you know about them early.

If a property has a hard rule against evictions inside five years, that rule holds. What we can do is know which properties have that rule before you pay to find out.
We cannot remove anything from your record
Credit repair, eviction sealing, expunction — none of that is us. We work with the file as it stands today.
We cannot help with some situations at all
Registry-restricted offenses, short-term leases, furnished rentals, and private-owner MLS properties are outside what we do. We will tell you on the first call rather than three weeks in.
We cannot beat the income math
If a community runs 3x and your income is under it, a good referral does not fix that. Sometimes the honest answer is a lower rent or a co-signer, and we will say so.
