Why we built these instead of a rent search
There are plenty of places to browse Dallas listings. None of them tell you the number a leasing office will actually ask for, and none of them warn you about the two or three costs that show up after you have already signed.
Application fees in DFW run $50 to $85 per adult and none of it comes back. Four applications placed on hope is $200 to $340 gone. Every calculator here exists to answer a question before you spend that money, because that is the point where a second chance renter usually loses it.

Where the numbers come from
Fee ranges, deposit bands and approval timelines reflect DFW move-ins we place, not national averages. Where a rule is written down somewhere public we name it: PUCT Rule 25.24 for electricity deposits, Texas Property Code Chapter 24 and SB 38 for eviction timing, county Justice of the Peace precincts for court records.
Every tool states its own limits. An estimate isn't an approval and it isn't a quote. Only the leasing office or the provider can give you a binding number. We would rather be useful and honest about the edges than confident and wrong.
