Which one you need, and when

These run in a rough order. Most people arrive needing the third one and don't know the first two exist.

When you are Use this Because
Working out what you can go afterIncome calculatorDFW screens at three times the lease rent, not the advertised rent. That gap denies people on a number they never saw.
Comparing two communitiesSpecials calculatorTwo months free with a $160 monthly fee stack often loses to one month free with a $60 stack.
About to apply with something on your recordDocument checklistA file missing a paid-in-full letter comes back as a question, not a decision, and the clock restarts.
Holding an approval and picking a dateMove-in costYour move-in date swings the cash you need at the desk by several hundred dollars.
Counting back from a move-in dateTimeline plannerGiving notice before you are approved in writing is the most expensive mistake in the process.
Days from move-inElectricity depositMany DFW communities won't hand over keys without power live in your name, and a switch hold takes weeks to clear.

Why we built these instead of a rent search

There are plenty of places to browse Dallas listings. None of them tell you the number a leasing office will actually ask for, and none of them warn you about the two or three costs that show up after you have already signed.

Application fees in DFW run $50 to $85 per adult and none of it comes back. Four applications placed on hope is $200 to $340 gone. Every calculator here exists to answer a question before you spend that money, because that is the point where a second chance renter usually loses it.

Nothing asks for your email. Nothing signs you up. If you want us to check a real number at a specific community, send us your situation or call 469-844-7368 and we will look it up for you.

Where the numbers come from

Fee ranges, deposit bands and approval timelines reflect DFW move-ins we place, not national averages. Where a rule is written down somewhere public we name it: PUCT Rule 25.24 for electricity deposits, Texas Property Code Chapter 24 and SB 38 for eviction timing, county Justice of the Peace precincts for court records.

Every tool states its own limits. An estimate isn't an approval and it isn't a quote. Only the leasing office or the provider can give you a binding number. We would rather be useful and honest about the edges than confident and wrong.
