The Dallas fees that are not in the advertised rent

The number on the listing is base rent. In DFW another $100 to $160 a month is usually mandatory on top of that, and the stack is what pushes an affordable looking unit out of reach once the income test runs.

Water in a DFW apartment is almost never billed to you by the City of Dallas. It comes through the community, either submetered or allocated across units by a formula (RUBS). That's why it shows up as a monthly fee rather than a utility you set up.

What a second chance approval adds

A conditional approval in Dallas usually arrives as one of three things, and the deposit line is where it lands.

Ask which one it is before you say yes. A $900 double deposit that comes back is a very different deal from a $900 risk fee that doesn't, and leasing agents often use the words interchangeably on the phone.

Move-in date changes the number more than people expect

Proration is per day. Moving in on the 28th means you pay three or four days of rent instead of thirty, so the cash you need at the desk drops sharply. But your second month is full, and it lands about two weeks later.

Moving in on the 2nd is the opposite. Nearly a full month due up front on top of every deposit and fee. Same lease, same rent, several hundred dollars of difference in what you have to produce that day.

If cash at move-in is your constraint, ask the leasing office what dates are available late in the month. If you would rather not have a full payment land two weeks after you move, take an early date. Neither is cheaper over the lease. The date shifts when you pay, not how much.

One thing to confirm in writing: some Dallas communities prorate the monthly mandatory fees along with rent, and some charge them in full regardless of your move-in date. On a $160 fee stack that's a real difference.

Before you pay any application fee

Application fees are non-refundable and DFW runs $50 to $85 per adult. Applying to four communities blind is $200 to $340 spent on the chance that one of them accepts your situation. That's the single most common way second chance renters lose money in this market.

Ask two questions before paying: what are your rental history criteria in writing, and does a conditional approval here mean a refundable deposit or a non-refundable fee. Any leasing agent can answer both in thirty seconds, and the answers tell you whether the fee is worth spending.

Move-in costs by DFW submarket

The fee stack is not uniform across Dallas-Fort Worth. Newer lease-up communities carry the heaviest mandatory monthly charges; older garden style stock often has almost none but asks for a bigger deposit on a second chance file.

Two units at the same advertised rent in different parts of DFW can differ by $100 a month once the stack is added, and by $700 at the desk on move-in day. Run both before you decide.

Questions Dallas renters ask

How much cash do I need to move into a Dallas apartment?

On a $1,400 unit with a standard approval, budget roughly $1,900 to $2,600 at the desk: prorated first month, a security deposit, application and admin fees, and prorated monthly fees. A conditional approval adds $300 to $1,000 on top. Your move-in date swings the total by several hundred dollars on its own.

What is an admin fee and is it refundable?

A one time charge of roughly $150 to $350 for processing the lease. At almost every DFW community it is non-refundable, and it is separate from your application fee and your deposit.

What is a risk fee?

A non-refundable charge attached to a conditional approval, usually $300 to $1,000, in place of or on top of a larger deposit. Always ask whether the extra money you're being asked for is a deposit that comes back or a fee that doesn't.

Do Dallas apartments prorate the first month rent?

Yes, standard practice is to prorate rent from your move-in date to the end of the month. Whether the mandatory monthly fees are also prorated varies by community, so get that answer in writing before you sign.

Why is my water bill part of the apartment fees instead of a City of Dallas bill?

Most DFW apartments submeter water or allocate it across units by formula, then bill it through the community. You're not setting up an account with the city, which is why it appears on your rent statement as a monthly charge.

Can I negotiate the security deposit on a second chance approval?

The deposit amount is usually set by the criteria, not the agent. What is sometimes negotiable is the form: a deposit alternative or surety bond can lower the cash you need at move-in, though the premium is not refundable the way a deposit is. Ask what alternatives the community accepts.
