What to have in front of you
You don't need any of this to call. But if you have it handy, we can usually tell you something useful on the first call instead of the second.
- Roughly what you can pay each month. Not a perfect number. A ceiling.
- The area you want, or the commute you need. "Somewhere I can get to Las Colinas in 25 minutes" is more useful than a ZIP code.
- What is on your record, roughly when, and whether a balance is settled. This is the part people dread telling us. It's also the part that decides everything, and we have heard all of it before.
- Your move-in date, or the date you have to be out. Those are different problems and they get handled differently.
- Roughly what you have available for move-in. A conditional approval usually adds a bigger deposit or a risk fee, so knowing your ceiling saves wasted applications.
If you'd rather write it all down than say it out loud, the apartment list form asks the same questions and takes a few minutes.
What happens after you reach out
A person reads what you sent, not a form router. We work out which version of your situation we're dealing with, then start calling properties to ask whether they will consider a file like yours. Your list normally lands inside 24 to 48 hours.
Sometimes the honest first answer is not a list. If a balance needs settling before anyone will look at you, or the price point has to move, or a guarantor is the only realistic route, we would rather say that on the phone than let you spend four application fees finding out. Nobody enjoys that call. It's still better than the alternative.
What we will not ask you for
We don't run your credit and we don't pull your background. We work from what you tell us, because that's enough to know which communities are worth applying to. We also never ask you for money. The community pays the locator fee, and we rebate $50 back to you at signing on approved leases.
If you're on a deadline
Say so in the first sentence. A renter who has to be out by Friday gets handled differently from someone planning two months ahead, and the sequence matters more when time is short. Our timeline planner shows what a realistic date looks like from where you're standing.
