Why a rebate exists at all
When you sign a lease at a community we referred you to, that community pays us a locator fee. That's standard practice in Texas apartment leasing and it's why our service costs you nothing. The rebate is us handing $50 of that fee back to you.
It sounds like a catch, so here's how it works: we get paid either way. Passing $50 back costs us a little margin and it means the person who just spent $2,000 getting into an apartment has $50 they didn't have. That's the entire logic.
What qualifies
- We referred you before you applied. This is the one that catches people. If you already applied on your own, the community won't credit the referral to us, so there's no fee to rebate from. Talk to us first, even briefly. Then name us at the property. Tell the leasing agent you are working with an apartment locator when you tour. On the online application, pick Locator Service, Apartment Locator, or Realtor/Broker, and write Spirit Real Estate as the name.
- The lease is over $1,200 a month. Below that, ask about the free move instead. We will tell you which one your lease qualifies for before you sign anything.
- You filled out the claim form. This form is the step that releases the money. Send it with your proof attached and the $50 goes out as soon as we have it. Same day, if you send it the day you sign.
- You sent the proof. A screenshot or photo showing Spirit Real Estate as the referral source on your guest card, application, or lease confirmation. That is the only thing standing between you and the $50, and once we have it the money is yours to keep. Full terms in section 27.
- The community pays locator fees. Most DFW communities do. A few don't, and a handful of income restricted and privately owned properties are outside the program entirely. We'll tell you up front when a place you like falls into that group, because it changes nothing about whether we help you get in.
Upon approval you'll receive the lease verification and invoice from Spirit Real Estate Group. Fill out the claim form above on signing day, attach the documentation showing Spirit Real Estate as the referral source, and the $50 goes out the same day. We do not wait for the community to settle the referral with us first. That is the wait other programs pass on to you.
Where $50 actually lands
It's not the reason to use a locator and we'd rather be honest about that. Fifty dollars is roughly one DFW application fee, or most of an electricity deposit if you qualify for a waiver, or the first month of renters insurance.
The money that actually matters on a second chance move is elsewhere. Not applying blind is worth $200 to $340 in fees you never spend. Knowing whether a conditional approval means a refundable deposit or a non-refundable risk fee can be worth $1,000. Finding out about a switch hold before move-in day rather than after is worth not sleeping in the dark.

How the Apartment Locator Rebate Program Works
Our service is 100% free. The apartment community pays us a referral fee when you sign a lease. As a thank you for choosing us, we hand you a $50 rebate the day you sign your lease.
To qualify for the $50 rebate, you need to complete these steps:
- Select "Apartment Locator" or "Broker/Realtor" when the application asks how you were referred to the community.
- List "Spirit Real Estate" as your apartment locator on the guest card or application.
- Take a screenshot or photo of your guest card, application, or confirmation email showing Spirit Real Estate as the referral source. You'll upload this when submitting the form below.
- Submit the Rebate Claim Form below on the day you sign. Send it with your proof attached and the $50 goes out as soon as we have it. You have 30 days from signing to send it in.
If you toured in person, make sure you told the leasing agent you were referred by Spirit Real Estate before you signed. Then fill out the form below with your lease details. As soon as we have your form and proof, we send the $50. Same day, if you send it the day you sign.
