The mistake that costs the most
Giving notice at your current place before you're approved at the new one. It feels organized. It's the single most expensive thing a renter can do, because a conditional approval can come back as a denial and now you have a move-out date and nowhere to go.
Notice goes in after the approval is in writing. Not after a verbal yes from a leasing agent, and not after you have paid the application fee. In writing.
Why electricity sits on the critical path in Dallas
Many DFW communities won't release keys until power is on in your name. Not "should be on soon," but on, with an account number a leasing agent can pull up. That makes electricity a gate in front of the move rather than a chore after it.
A clean setup takes one to two business days. A switch hold is a different animal. If a past balance is sitting on a meter, that clears through Oncor after the balance is paid or a deferred payment plan is in place, and the release is not instant. Budget one to two weeks, not one to two days.
Certified funds surprise people
Most DFW communities won't take a personal check or a card for move-in money. It's a money order or a cashier's check, and on a second chance approval that total can run past $2,000 once a double deposit or risk fee is added.
Money orders cap at $1,000 each, so a larger total means several. Cashier's checks need you to be at a branch during banking hours with the funds already settled. A transfer that lands the morning of move-in is not settled money.
How long a conditional approval really takes
A clean file in DFW comes back in one to three business days, sometimes same day if the screening report is unambiguous. That isn't your timeline if you have a broken lease, an eviction filing, or a background item.
Those files leave the leasing office. The agent assembles what you gave them and sends it to a regional manager or an owner, and that person is working through a queue. Three to six business days is normal, and it stretches over a holiday week or a end of the month.

How far in advance should I start looking for a Dallas apartment?
For a clean approval, three to four weeks is comfortable. For a second chance file, give yourself six to eight. The slow parts are not the search, they're the court dispositions and payoff letters you have to request from other people, and the regional manager review on a conditional approval.
When should I give notice at my current apartment?
The day your written approval arrives, and not before. Not after a verbal yes, and not after you have paid an application fee. A conditional file can still come back denied, and if you have already given notice you now have a move-out date and nowhere to go.
Can I move in before my current lease ends?
Yes, and you will usually owe rent in both places for the overlap. Whether that is worth it depends on the numbers, which is what the calculator above puts on screen. Some communities will negotiate an early release, but get it in writing before you rely on it.
