Why paperwork decides this more than your score does
A Dallas leasing agent is not deciding whether you're a good person. They're filling in a form for a regional manager who will approve, deny, or approve with conditions. When something on your report needs explaining and there is no paperwork attached, the safe answer for that manager is no.
The renters who get through with a broken lease or an eviction filing are almost never the ones with better numbers. They're the ones who walked in with a payoff letter, a written explanation, and three months of bank statements, so the agent had something to attach.
We can't change what a community's criteria say. What we can do is make sure you're not denied for a document you could have brought.
The letter of explanation, and what to leave out
One page. Dated and signed. Three things only: what happened, when it ended, and what is different now. A job loss with a start date at the new job. A divorce with the decree attached. A medical event with the discharge date.
Attach the proof to the letter. A letter with nothing behind it is an assertion; a letter with a payoff receipt stapled to it is a file the manager can approve.
What a Dallas eviction filing looks like on a screening report
People are often surprised by this, so plainly: in Texas the record is created when the case is filed, not when it's decided. Screening databases pick up the filing, often within 30 to 60 days, whether you won, settled, or moved out before the hearing.
Texas court records are presumed open and there is no general expungement route for an eviction. Screening companies report the filing for up to seven years from the filing date. That's why the paperwork matters so much. You're not going to make the record disappear, you're going to explain it.
Under SB 38, effective January 1, 2026, the Texas timeline runs a three day notice to vacate, service within five business days of filing, and a hearing 10 to 21 days after filing. Knowing your own filing date tells you when the seven year window closes.
Which DFW county holds your eviction record
Eviction cases in Texas are heard in Justice of the Peace courts, and the record stays with the precinct where it was filed. If you need a disposition, you need the right county and the right precinct, and in DFW that depends on which suburb you were living in, not on which city you're moving to.

What documents do I need to rent an apartment in Dallas with an eviction?
Your ID and income proof, plus three things specific to the eviction: a one page signed letter of explanation, the court disposition from the Justice of the Peace precinct that heard the case, and either a payoff letter or a written payment plan for any balance. The disposition matters because screening databases show that a case was filed without showing how it ended.
Does a dismissed eviction still show up on a Dallas screening report?
Yes. In Texas the record is created at filing, not at judgment, and screening companies pick up the filing regardless of outcome. That's exactly why you want the written dismissal from the JP court in your folder.
How long does an eviction stay on my record in Texas?

Can a Dallas apartment refuse my housing voucher?

What if I am paid in cash and have no paystubs?
An employer letter on letterhead plus six months of bank statements showing the deposits is the strongest combination. If the cash is not deposited anywhere, there's no paper trail to show, and you should plan on needing a guarantor or a larger deposit.
Will a co-signer fix a broken lease or an eviction?
Sometimes, but not always. Many DFW communities accept a co-signer for income only and still apply their rental history criteria to you directly. Get it in writing that the property accepts a co-signer for your specific issue before you pay to apply.
