How this works
When a community offers "2 months free," only your base rent is discounted during those months. Mandatory fees like valet trash, pest control, water, and the community amenity fee are charged every single month of the lease regardless of the concession.
This calculator converts your monthly rent to a daily rate (monthly ÷ 30.42), spreads the concession across the full lease term, then adds back the mandatory fees that never stop. The result is what you actually pay each month.

How Dallas communities advertise a concession
"Two months free" almost never means two months where you pay nothing. It means the value of two months of base rent is subtracted across the lease term. Mandatory fees keep billing through the free period, so a "free" month still costs you the fee stack.
There are two ways a community applies it, and they feel completely different in your bank account:

Why this matters more for a second chance renter
Income screening in DFW is usually run at three times the lease rent, not the net effective rent. So a unit advertised at $1,250 net effective with a $1,450 lease rate is screened against $4,350 a month of income, not $3,750. People get denied on a number they never saw advertised.
The 13-month lease is the other one to watch. Concessions are often only available on 13 months, which pushes your renewal into a different pricing season. A lease ending in January in Dallas renews into the softest part of the year, which works in your favor. One ending in June renews at peak.
Run the true monthly cost before you compare two communities. A unit with a smaller concession and a $60 fee stack often beats one with two months free and a $160 stack.
Where Dallas concessions actually show up
Concessions follow supply. In Dallas-Fort Worth that means new construction with units to fill, which is concentrated in a few places and thin in others.

What is net effective rent?
The advertised base rent spread across the lease term after the concession is subtracted. It's a marketing number. Your lease agreement usually states the higher gross rent, and screening uses that gross figure and for your renewal quote.
Does "2 months free" mean I pay nothing for two months?
Rarely. It normally means two months of base rent value is discounted, either spread across every payment or applied to specific months. Mandatory monthly fees keep billing throughout, so a free month still has a bill attached.
Is my income screened on net effective rent or lease rent?
Almost always lease rent. A community screening at three times rent uses the gross lease figure, so a $1,450 lease advertised at $1,250 net effective is screened against $4,350 of monthly income rather than $3,750.
What happens to my concession if I break the lease early?
On an upfront concession it is commonly clawed back in full, which can add a month of rent to what you owe on top of any early termination fee. Read the concession clause before you sign, especially if there is any chance you move before the term ends.
Why do Dallas communities push 13-month leases?
It moves your renewal to a different point in the year and keeps units from all turning over in peak season. It can work for you, though. A lease ending in January renews into the slowest stretch of the Dallas market, when there is more room to negotiate.
Should I pick the community with the biggest concession?
Not on the concession alone. Compare true monthly cost including the mandatory fee stack. A smaller concession with $60 of monthly fees frequently beats two months free with $160 of fees. Heavy concessions do tell you something useful though, since communities with vacancy to fill are often more flexible on rental history.
